Loyola Investment Management

Loyola invests in operational real estate, combining institutional investment discipline with direct commercial and operational involvement.

The firm’s perspective extends from the investment priorities and governance requirements of institutional capital to the practical demands of individual properties. Investment judgement draws on direct relationships with occupiers, operators and property managers, and an understanding of the commercial realities that shape their requirements.

Investment approach

The focus is on fragmented markets and real estate with demanding ownership and management requirements, where institutional capital is less readily deployed.

Aggregation is central to the approach. Acquisitions are underwritten on their individual merits and their place within the portfolio, with a view to building coherent holdings under specialist management. Scale, capital investment and the quality of execution contribute to the portfolio’s income, value and relevance to a broader institutional market.

Investment decisions balance the scope for value creation with the durability of income and the downside to capital. Further investment, retention and disposal are considered against the returns available and the risks that remain.

Asset management

BSI ISO 55001 certified asset management system, certificate AMS 838698
Asset management system certified to ISO 55001

Asset management is integral to the investment approach. Leasing, occupier relationships and capital expenditure receive direct attention throughout ownership, within a clear strategy for each property and the portfolio as a whole.

Loyola’s Asset Management System is certified to ISO 55001. It establishes the responsibilities, procedures and controls through which the assets are managed, bringing consistency to planning, risk assessment and performance review.
